Project Description

A Magaspart Residence Kft. 2025. II. félévtől kezdi el a lakópark kivitelezési munkáit. A teljes beruházás várhatóan 2028. év végéig valósul meg.

The property is a nearly 6-hectare elevated plot, located at the edge of the town center and bordered on two sides by newly formed streets. Due to its excellent natural conditions, the site offers a stunning view of Lake Balaton, which can be enjoyed from every future apartment.

The residential complex, consisting of two buildings with a total of 52 apartments (2×26), will be placed in the upper third of the lot, at the top of a gently sloping terrain, parallel to the southern boundary line. Most of the plot will feature landscaping and architectural elements related to leisure and recreation (pools, community spaces, etc.). Vehicle parking will primarily be provided in the underground garage located in the basement, with some additional surface parking spaces along the northern boundary. All functions will be provided within the development area, forming a unified complex that serves both as a holiday destination and a fully functional year-round residential property with permanent services. The two buildings will be constructed separately as independent blocks, but they will be connected through a shared underground basement level. The garage level will be accessible via a driveway from the southern boundary of the property.

Each floor will contain 4 apartments. The base apartment types are one- and two-bedroom units, with detailed layouts and equipment specifications described separately. All floors will have the same apartment types and arrangements, except for the penthouse level, where unique layouts will be featured. These penthouse apartments will be among the most exclusive on Lake Balaton.

Konkrétan ez 0-24 órában történő gondnoki szolgálatot jelent, amely biztosítja az összes egyéb szolgáltatás (takarítás, liftfelügyelet, szemétszállítás, kertészet stb.) ellátását, melyeket balatonkenesei központunkból tudunk koordinálni rendelkezve a szükséges humán és egyéb erőforrásokkal. Az ingatlan és a teljes fejlesztési terület előközművesítése 2023-2024-ben megtörtént.

Additional Useful Information

Apartment sales will begin simultaneously with the start of preparatory construction works, following the issuance of the building permit, and will continue throughout the development process. Our sales experience shows that a significant portion of apartments are sold during the first phase of the project, but all units are typically sold by the time construction is completed. In the early phase of the project, potential buyers benefit from a wider selection and more favorable introductory prices. Step one is visiting the site. While many high-quality properties are being built near the shore of Lake Balaton, elevated developments such as this are unique — and so is the breathtaking view made possible by the natural topography!

Step two is selecting the building and apartment. This can be done using the available plans, although we also encourage reviewing our past references. Once a specific apartment (building, floor, door number), parking space, or garage has been selected, a registration or application fee must be paid to proceed with the contract — this equals 5% of the total purchase price and is counted as part of the full price. Following this, 35% of the purchase price is due upon signing the contract. The remaining amount is to be paid in 3–4 installments according to the contract schedule and no later than the key handover. We also provide legal assistance during the purchase process, although the cost of this service is not included in the purchase price. Magaspart Residence Kft. places high importance on meeting buyer expectations and offers an opportunity for a one-time, free consultation with our technical experts. This first consultation can last up to three hours. Any additional consultations or changes will require an appointment and are subject to a fee. Consultations may cover not only tiling and surface selections but also non-structural professional and technological modifications — including interior design, HVAC, electrical systems, and more.

Architectural Design and Technical Features

  • Foundations
    Reinforced concrete slab foundation at the basement level, with reinforced concrete walls and pillars.
  • Structural Framework
    Horizontal and vertical load-bearing structures made of reinforced concrete slabs and walls, including beams cast integrally with the slabs. Partition walls within the apartments are constructed using RIGIPS gypsum board systems.
  • Roof Structure
    The buildings are covered with flat roofs, partly walkable, constructed with inverted layering.
  • Sheet Metal Work
    All sheet metal elements (cladding, casings, downspouts) are made from colored aluminum sheets (LINDAB or PREFA products).
  • Thermal and Sound Insulation
    Floors, walls, and ceilings are generally insulated with polystyrene foam (step-resistant or extruded where required). For concrete pillars, underground garage ceilings, and reinforced concrete walls, mineral wool insulation is used. At stairwell-facing walls of apartments, Micropor sound-insulating partition walls are installed.
  • Exterior Windows and Doors
    High thermal insulation plastic windows with triple glazing and flexible sealing, colored foil on the exterior side. On the panoramic side, terraces are connected to interiors with Smoovio Slide doors — a modern evolution of the classic sliding door, offering perfect sealing even in stormy weather.   • Flooring and Tiling
    Ceramic and laminated flooring suitable for the function of each room, with matching skirting boards. Wet rooms feature ceramic floor tiling and wall tiles up to lintel height (2.1 m), using high-quality Polish tiles from TUBADZIN and ARTE-DOMINO, up to sizes 30×60 or 60×60 cm, with material costs up to 12,500 HUF/m².2 Laminated parquet flooring from EGGER (Austria) with material cost of 9,500 HUF/m².2 Floor and tile selection is based on buyer preference. Terraces will have ceramic or stone coverings depending on their level. Interior wall and ceiling surfaces will be finished with smooth white dispersion paint, or optional pastel or custom colors upon request.
  • Mechanical Installations
    In wet areas, products from the reliable GROHE brand will be used (washbasins, toilets, bathtubs, showers, etc.), including single-lever mixers. Sanitary equipment excludes accessories (mirrors, toilet paper holders, towel bars). Heating and cooling will be provided via apartment-specific MITSUBISHI multi-split systems with both indoor and outdoor units. Domestic hot water will be supplied by individual electric boilers. All systems are designed for smart home integration and remote control via Wi-Fi.
  • Electrical Installations
    Apartments are fully electric: all heating, cooling, and hot water systems are electric. Each unit has its own consumption meters (standard and “H” meters), with 32A connection capacity. Electrical wiring is installed in recessed plastic conduits within walls, floors, and ceilings, using copper wires with plastic insulation. Each apartment has its own electrical distribution board, with residual current and surge protection. Electrical outlets and switches are LEGRAND VALENA, white, recessed. Living rooms and bedrooms include TV connections; every apartment has a dedicated IT connection point. Indoor video intercom units are installed, allowing access to both the main entrance of the building and the pedestrian gate of the complex. Light points will be installed in all rooms (light fixtures not included). Kitchens will have dedicated power outlets for built-in electric cooktop, oven, and extractor fan.
